Twentynine Palms Planning Commission will consider subdividing 70+ acres into 137 residential lots

There will be a Public Hearing as the Twentynine Palms Planning Commission considers a resolution for an approximately 73.3 acre tract to be subdivided into 137 residential lots. The tract lies east of Desert Knoll Avenue, west of Utah Trail and north of Two Mile Road. The project map is proposed to be recorded in 6 phases with approximately 25 lots in each phase. Both southern California Edison and the Twentynine Palms Water District have indicated their ability to service the project.
This map is a re-entitlement of a portion of a previously approved residential development. In 2004 this proposed tract was approved by the City for subdivision into 177 lots, but only 30 homes were built at that time along with a waste water treatment facility for the approved 177 residential lots. The initial approval from 2004 expired in 2023.
The Planning Commission will consider recommending that the Twentynine Palms City Council adopt a Mitigated Negative Declaration and approve the Tentative Tract Map and Development Agreement.
The meeting beings at 5:00 p.m. and is taking place at Twentynine Palms City Hall, located at 6136 Adobe Road in Twentynine Palms.
