
Planning Commission looks at residential zoning in Twentynine Palms land use study session
State law mandates that when an area is removed from residential development zoning, the development potential needs to be replaced. Currently there will be a net loss of approximate 340 residentially zoned units which will need to be made up elsewhere.
Community Development Director Keith Gardner explained to the City Council how residential units are lost when areas are rezoned.
“This is how state law works. This is SB 330. As we go through the maps, and I’m going to go through each of these, and I’m sure we’re going to go back and forth, this is the potential reduction in residential units per the direction we’ve come up with so far, taking things out of residential development that would be reserved as open space, utility, flood control
There are areas where these losses may be recouped but those will be studied during another session. Properties owned by federal, state, county or non-profit organizations should not be shown as having development potential by the city. Nor should properties owned by utility companies, but areas owned by the City will be considered on a case by case basis.
