What- Community discussion about development proposed for historic Mane St.
When- March 22 2026. 9:30 -11:30 AM Sunday
Where- Pioneertown Fire Station 5380 Mountain View Rd
Urgency– There are many new developments and uses now proposed or recently approved for Mane Street which will change our small town Pioneertown forever.
Discussion items– Scale, tourism, traffic, parking, safety, dark skies, dust, noise and loss of community.
Projects currently under review by SBC Land Use Service-
Sound Stage New 500 person Music/Event Indoor & Outdoor Venue, Food Service with 75 seat food and patio.
Pappy & Harriets Change- Allow an additional 40 outdoor concerts, an undefined number of events and expand the ancillary vendor staging area up to 25 spaces for events
Adobe Maggie’s Feed Barn New- Allow a coffee shop/cafe within the existing building with 510 SF of new outdoor seating
Mane St. Overlay New- Mane St. Overlay is not available at this time. Draft expected sometime in Q2 2026
Approved-
Pioneertown Motel Expansion Change- Merging of additional parcels, construction of 47 new guest rooms, a 3447 sf guest only indoor event space, guest horseback riding facility, guest day spa, retail buildings on Mane and a 2995 sf restaurant.
New Mane St. Residence Change 53555 Mane St.
Pre-Application –
Pioneertown Corrals Change- Pre-application development review to discuss the expansion of an existing corral, retail and film set. The expansion will be completed in two phases and will include new camping communal area, new film set facilities, new retail, restaurant, and star gazing micro dwellings in Pioneertown. Status unknown.
How to Participate in the Public Process-
The projects shown above are now in review with SBC Land Use Services and will be heard by the SBC Planning Commission and Board or Supervisors in the next few months.
Information will be provided at the meeting on how you can participate and provide public comment to the decision makers at San Bernardino County. Come to learn about the existing permitting and how the expansion or new businesses on Mane St. may impact our quality of life and our historic small town.
