Zoning change for a parcel in Joshua Tree opens small area up for big development

The proposed development known as “One Tree Hill” covers about 40 acres near Twentynine Palms Highway and Sunset Road, just east of the Joshua Tree post office.

The Board approved an amendment to the Countywide Policy Plan land use designation along with a zoning map change. This has shifted more of the site toward commercial use, increasing commercial acreage from 7 to 16 acres, and decreasing the amount zoned for residential developments.
County officials say the vote does not approve a specific project but broadens what can be constructed there, including potential resort and business developments.

David Fick, a longtime Joshua Tree resident, said, “Joshua Tree does not need this project. It is way out of character and it is very disappointing.”
Valerie Woodard also raised concerns, saying, “Downtown Joshua Tree and Highway 62 is a complete hazard with constant speeding and jaywalking and this project will only add to the issue.”
The Board unanimously approved the zoning changes, along with an environmental review finding no significant impacts under state law.
Officials also clarified that the vote only pertains to zoning for the lot and was not linked to any specific project’s approval.
