Rezoning and a general plan amendment would be necessary for the development of a micro cabin recreational vehicle outpost. Pre-application for consideration of a future subdivision of 10 acres into 2 five acre parcels was discussed, but lack of legal access to the site is stalling progress.

The location formerly known as the Hat Rack Motel has put forth a proposed addition of 640 square feet to the existing build to assist with its conversion to a hotel.

A lack of legal access to the site is posing difficulties for progress of a proposal for the installation of a 50-foot cell tower and associated equipment, to be enclosed within a 50- x 50-foot chain-link area.

A proposal for the development of a cabin campground with 13 cabins under 400 square feet, to include manager’s quarters, clubhouse and restroom facilities, was withdrawn by the applicant.

A proposal for the construction of a Jersey Mike’s and a Domino’s, located at the northwest corner of 29 Palms Hwy and Balsa Avenue is in the final plans stage.

A proposal for the construction of Dutch Bros. drive-thru coffee shop, at the southeast corner of 29 Palms Hwy and Barberry Avenue, is also running into difficulties from the current crisis.

Desert Vista Village is an approved subdivision of 105 single family residential lots on 20 acres. The project is located on the east side of Palm Avenue, south of 29 Palms Highway. It is the Town’s understanding that the developer and SCE are addressing underground utility issues.

A total of 193 short term vacation rental applications have been filed with the Town since the start of the program and 43 single-family residential permits have been issued since July 1, 2019. A total of 28 are in plan check or have not yet been issued.
