The San Bernardino County Land Use Department has released the Initial Study Environmental Checklist Form, dated July 15, for YV 105 LLC, also known at the Alta Mira project, in Joshua Tree. The project area is 105 acres adjacent to the north and west sides of Friendly Hills Elementary School. A Conditional Use Permit for a package plant to treat waste water generated by the 248-unit development has also been applied for. The determination in the report is that: “Although the proposed project could have a significant effect on the environment, there shall not be a significant effect in this case because revisions in the project have been made by or agreed to by the project proponent. A MITIGATED NEGATIVE DECLARATION shall be prepared.” The checklist supporting this finding evaluates the project on about 90 items across 18 environmental categories, including aesthetics, biological resources, traffic, and much more— and rated no item as having a potential serious impact. Many items were rated as “less than significant,” or “less than significant with mitigation incorporated.”
