The Yucca Valley Planning Commission meeting began with a public hearing on an Environmental Assessment and Variance Request for a new apartment complex. Located on Palo Alto Avenue, the development will consist of four multi-family dwelling units. Due to the lot size and design, the applicant requests to reduce the common open space to 12.6 percent of the net site area rather than the required 30 percent. The Commission approved the Variance application, requesting that the applicant return with a more robust landscape plan in the future.
The Planning Commission then reviewed the Environmental Assessment for the Community Center Athletic Facility Project. The Yuhavaaviatam San Manuel Nation and the Morongo Band of Mission Indians submit letters to the Town requesting government-to-government consultation regarding any cultural or tribal resources that may be found on-site during construction, as is required for any project subject to CEQA. The Planning Commission approved the project and adopted the resolution to move forward with Phase 1.
Lastly, Town Staff presented the Planning Commission with the Land Development Update. Tiny Pony has indicated they are moving forward with plans to expand their patio and parking spaces; an engineer grading plan is expected to be submitted soon. Domino’s Pizza and Jersey Mike’s recently submitted their landscaping plans, and the Town received a Conditional Use Permit application to add a gymnasium to the site at Joshua Springs Calvary Chapel.
