Yucca Valley Planning Commission wraps up projects and permits before holiday break

The Yucca Valley Planning Commission met Wednesday night to ensure all open projects and permits were completed or dealt with before the holidays. During the meeting, the Commission reviewed a color change decision that continued from the last two meetings and approved a multi-family complex at 7120 Palo Alto Avenue. The project is a five (5) unit apartment complex on a 0.67-acre site. The request includes a variance from the required open space area, building separation distance, and driveway access. Staff asked the Council to consider requiring more landscaping or architectural details on outside walls and a change of fencing from Chain-link to a different material. The permit was approved with the condition of approval.

Staff said the Fish and Wildlife Commission called to inform the Town staff that they will require a consultation on all future projects.

The Planning Commission also reviewed an application to change the exterior color of the commercial structure located at the northeast corner of Twentynine Palms Highway and Prescott Avenue. This permit was postponed to give the owners time to return with code-approved colors. Today’s design submission indicated Apple Lime Cocktail on the smaller portion of the garage doors and Silhouette Gray on the larger portion of all doors facing streets. The owner hoped to switch the amount of gray and Apple Lime for the doors facing inward; the permit was approved with additional design approval.

Design plans for multi-family units

During the Land Update Report, Staff reported that Primrose Live Work needs a geologist report and will take time to come into the office. Pre-application permits include an expansion of a 90,000-square-foot mini-storage facility.

Chipotle has finally opened. Star Cafe is working through a grading review with the Staff engineering team. Casa del Tequila has resubmitted their site plan as of a few days ago. Charter Communications is working with biologists to ensure the construction does not impact trees on the site. The Starbucks West shell building has been approved by building and safety, and permits are ready to be issued once the civil grading and improvement plans are signed off.

Staff also mentioned that an area of future consideration would be regulating food trucks on private property,
